Welcome to our 4 star holiday cottage in the Cairngorms
Welcome to 3 Knocks Cottages. This traditional Scottish cottage is situated just over a mile outside the lovely town of Ballater on Royal Deeside in the Cairngorm National Park. It has a beautiful, sunny, south-facing aspect. The holiday cottage sleeps six adults in three bedrooms and is available to let throughout the year. It has full central-heating and a wood-burner, making it is cosy and warm even in the coldest weather!

The holiday cottage has been our holiday home for 15 years and we are pleased for others to enjoy staying there and appreciate this beautiful area of Scotland. The cottage provides excellent self catering for 6 people. It is well appointed with a double bedroom and two twin bedrooms one of which is on the ground floor and is very convenient for anyone who has difficulty with stairs. There is a bathroom upstairs and also downstairs a cloakroom with WC and washing facilities.
The large living room has a dining area at one end and armchairs and sofas at the other. There is a woodburner to provide both warmth and a very relaxing ambiance. Double glazing and central heating also ensure the cottage is cosy even in severe weather.
In summer the garden is a delight to relax in. The location is very peaceful and there is always wildlife in and around the garden to provide interest.
The holiday cottage originally belonged to the Birkhall Estate now owned by Prince Charles. Balmoral Castle is about seven miles away and most of the land near the cottage is owned by HRH Queen Elizabeth. Much of the charm of the area is owed to its strong royal connections since the time of Queen Victoria.
Other Information
Please note the following in relation to our self catering cottage:
· Smoking is not allowed in the cottage
· The cottage sleeps a maximum of six persons of whatever age.
· Visitors are required to leave the cottage clean and tidy.
· Visitors must inform us of any breakages and be responsible for any damage they may cause to the property.
· Lets start at 3.30 pm and the cottage should be vacated by 10.30 a.m. to allow time for the cottage to be serviced.
· Pets may be allowed by arrangement, please ask.
Our Location in the Cairngorms National Park
Our holiday cottage is near Ballater, in Abedeenshire in Scotland, in the Caringorms National Park. The cottage is one of four originally built for workers on the Birkhall Estate which is now owned by Prince Charles, having formerly been the Highland home of HRH The Queen Mother.
No. 3 looks across the woods of the Birkhall Estate toward Glen Muick. It is in an excellent location for those wishing to explore the Cairngorms National Park and the Grampian Region.
The area owes much of its character to Queen Victoria and information about the Victorian Heritage Trail is available at the cottage. Balmoral Castle is seven miles away and there are many other castles and superb gardens open to the public within easy reach of the cottage.
There is a wide range of walking nearby; from the famous Lochnagar offering several Munros, to strolls along the Dee. The quiet roads and tracks offer plenty of opportunity for cyclists.
There is a wealth of wildlife, from red squirrels and siskins in the garden itself, to the deer and birdlife of the Glen Muick nature reserve. Braemar, one of the main places from which one can explore the heart of the Cairngorms, is just twenty minutes’ drive from the cottage. Three of Scotland’s four highest mountains are in the Cairngorms
Salmon and trout fishing are important local sports. Skiing is available locally - depending on the weather! Guides, maps and tourist information are available for reference at the cottage.
Ballater is only a mile and a half away and offers a range of shops (mostly By Appointment to Royalty!) and many good places to eat. Highland Games are held each year in Ballater, Braemar and Aboyne.
