Welcome to Brook House Cottages in the Lake District. Our cottages lie in the delightful village of Bassenthwaite, nestling at the foot of Skiddaw, in an idyllic "sleepy hollow" beside a beautiful stream with ducks and a wooden footbridge. The cottages are of various sizes and with the largest able to accommodate 10 people. All offer self-catering accommodation in an ideal location for exploring all of the Lake District and the Cumbrian countryside
The Holiday Cottages
The 17th century properties are located by a farm in the heart of Bassenthwaite village, a small village in the quieter Northern Lake District with easy access to all the well-known lakes and mountains.
There are 4 properties to choose from all of different sizes with smallest been a cosy “Nest” for 2, and the largest an olde worlde farmhouse with 4 bedrooms, which sleeps up to 10.
Brook House 1 (Sleeps up to 10)
A delightful 17th century beamed cottage overlooking the stream with its own private walled cottage garden. The self catering accommodation includes a spacious kitchen/diner and an attractive lounge with interesting cobble stone fireplace and oak beams. Also downstairs are a wetroom with toilet and wash basin and a hallway with understairs Storage.
There are 4 bedrooms in the one with double and 2 single beds as well as en-suite bathroom, one with double and 1 single bed, one twin bedded and one single room. There is also an upstairs bathroom with bath and shower
Most of the heating is provided by storage heaters and is included in the rental charge as well as coals and logs for the open fire (within reason). Cost of electricity is additional to the rental charge and is calculated at end of stay by digital meter reading
Sheets, pillowslips, towels, tea towels and toilet rolls are to be provided by guests, although sheets, pillowslips and towels may be hired (at additional charge) if requested in advance of arrival
Brook House 2 (Sleeps up to 8 or 11 with brook house Studio)
A charming and spacious 17th century cottage with small private patio. The self catering accommodation includes a spacious pine kitchen and a large charming lounge with oak beams and superb red brick fireplace. Also downstairs is one double bedroom and one small bunk room (full sized bunks but no natural light).
Upstairs there is a large family room which includes a double and 2 single beds, as well as a large bathroom with a shower over the bath.
Most of the heating is provided by storage heaters and is included in the rental charge as well as coals and logs for the open fire (within reason). Cost of electricity is additional to the rental charge – there is a £1 coin meter

Brook House Studio (Sleeps up to 3)
The self catering accommodation is a spacious open-plan apartment by the farm yard, which is decorated with pine wood panelling, laminate flooring and patchwork quilts. The entrance is from the farmyard and opens into a good sized porch which is useful for coats and boots. This leads into the living area which includes a comfortable lunge area, double and single beds and a small kitchen. Beyond this is a doorway through to the shower/toilet room.

The Nest (Sleeps up to 2)
The self catering accommodation is an interesting stable conversion on ground level situated near the farmyards. It is full of character with many oak beams and includes a delightful lounge, kitchen, double bedroom and shower/toilet room. Although only small it is very cosy and comfortable.

Our Location and Local Area
The small village of Bassenthwaite is 2 miles from the shores of Bassenthwaite Lake (the only official 'Lake' in the Lake District!) and 2 miles from the foot of Skiddaw, the 4th highest mountain in the Lake District.
Many guests enjoy collecting the Puddle Ducks eggs in the morning or sitting on the benches by the stream watching the Puddle Ducks.
Children enjoy playing in the stream, on the swings by the cottages and on the village green - ideal for a game of football or cricket!
There are excellent walks for all abilities straight from the cottage door or after a short drive. A series of local walks is available with proceeds to cancer research.
Bassenthwaite has several working farms and throughout the year animals can be seen in the fields around the village.
The Sun Inn pub serving bar meals is located in the heart of the village. A short walk or drive away is a small shop on a caravan park selling general supplies (open April to October).
The popular Lake District market town of Keswick, on the shores of Derwent Water, and Cockermouth, the town of William Wordsworth's family home, are only 15 minutes away.
Nearby is the famous Osprey viewpoint and also Mirehouse Historic House and Gardens with adventure playground, and Trotters' World of Animals.
Bassenthwaite is an ideal location for exploring all of the Lake District and the Cumbrian countryside including the Solway Coast, the historic border city of Carlisle, Hadrian's Wall and the lovely Eden Valley.
There are regular bus services to Keswick, Cockermouth and Penrith (nearest train station) and infrequent services to Carlisle.
