The villa is situated on the road between Aegina town and the picturesque villages of Marathon and Perdika, right in front of the sea (just take your own beach umbrellas and lounge chairs, open the garden gate and cross the road that passes in front of the house for a cool splash).

Three upper floor air-conditioned bedrooms - all are facing the sea - with two bathrooms (one en-suite to the master bedroom) and a big upper floor balcony with sea view.
The ground floor is also air-conditioned, a spacious (85sq.m) open space living room/dining room/kitchen opening to a big front veranda. The living room has a fireplace, a stereo system (radio/tape/cd/mp3) where you can hook up your Ipod, and a 28” TV with video player, dvd player and a Media Player which plays .AVI computer files via a usb stick. Free huge movie library available. Digital terrestrial TV tuner, giving you free access to about 15 national channels as well as Euronews, France-tv, bbc world News & Deutsche Welle. If you have a notebook with a TV out facility, connecting gear are also provided to hook it up with the TV. Broadband wireless internet is of course available, as well as a telephone line. For your convenience, there is also a WC on this floor.Fully equipped kitchen, including toaster, blender, drinks mixer, drip coffee maker, dish washer, oven, microwave and a two-door fridge.
Indoor dining table seats up to eight, or dine on the outdoor back (shaded) veranda with its 10person table and fully functional built barbecue. WC on the ground floor.
The other two bedrooms are situated on the lower floor. Both are cooled by powerful fans, and are equipped with queen beds. There is also room for an extra cot in one of these bedrooms. There is also a bathroom with toilet and shower, and this floor can be separated from the rest of the house by a door on the stairway for privacy.
The land in front of the house has two beautiful pine trees, offering cool shade to the traditional wooden 2-person swing and the wooden 3 person garden sofa. The land behind the house is dotted with pistachio trees. The property is accessed from the road via a large sliding motorized garage door, operated by remote control, as well as a smaller side door (If you don’t need to enter/exit with a car)
